We believe animals deserve a home too.

Pet Tenancy/Ownership at Chesapeake Village Center is a privilege.

​​

• The Landlord or Landlord agents must meet all pets prior to approval for tenancy.

​

• The Landlord or Landlord agents reserve the right to deny any pet that would effect the safety, quiet and enjoyment of the other residents.

​

• No pets of any kind are permitted on the Premises at any time except those that are on the lease and/or permitted in writing by Landlord or by Law. *No visiting pets are permitted.* The Tenant is responsible for their pet(s) being on a leash at all times when outside of their unit. The Tenant shall be responsible for cleaning up after their pet on the premises.​

• The Landlord or Landlord agents also reserves the right to revoke a resident's pet privilege or terminate their lease agreement when our pet policies are violated. ​

​

• There is a maximum of two pets (cats) or (dogs up to 35lbs each) are permitted per apartment. Birds and hamsters are permitted but must always be in cages, tropical fish aquariums are permitted as well. All reptiles, snakes or otherwise are not permitted.​​

• A $250.00 per pet (35lbs max) non-refundable pet fee must be paid in full before the pet may reside in the apartment/home. 

​

• A monthly fee of $50 per pet will be charged in addition to your rent.

• The Tenant/Pet owners *must purchase and maintain rental insurance coverage with a minimum of $300,000 in liability coverage for the type(s) of breed(s) of all permitted pets. A copy of the policy renewal must be provided at lease signing and/or lease renewal or  upon request. *The policy must name as additional insured: Chesapeake Village Center, LLC/A&W Investments/Chesapeake Square.* This requirement is to protect the dog owner against liability claims in the event their dog causes injury to others. Please contact the Landlord or Landlord agent for further details on all policies surrounding the Rental Insurance requirements.

• Dog and Cat owners must provide a copy of a current license and proof of current rabies inoculation, weight verification as well as breed verification. 

​

• The Tenant shall be responsible for providing all required documentation from the veterinarian verifying the pets breed, weight and up to date vaccinations along with a picture of the animal prior to moving in.

​

• Dog breeds that are not permitted at Chesapeake Village Center/A&W Investments/Chesapeake Square include

             *Pit Bulls *Huskies *Pit Bull Crossbreeds *Any Other Pit Bull Mixes *American Staffordshire Terriers

             *Bull Terriers (Am staff) *Doberman Pinchers *Rottweilers *And/or other dog breeds perceived as aggressive or vicious

• Animals which are designated as assistance animals to the disabled are accepted with the appropriate documentation by state guidelines.

• Dogs must always be leashed when they are being walked and waste must be picked up and disposed of properly. 

​

• The Tenant shall be liable for all damages caused by any pet of theirs on the Premises including, but not limited to, the replacement of all flooring, tile, sub-flooring, trim, cabinets, appliances, curtains, screens, doors, common areas etc. and lost rent resulting from Landlord's inability or delay in re-renting the Premises due to damages caused by the animal(s).
